REVALUATION NOTICES MAILED - Most of this year’s commercial and residential revaluation of assessed value has been completed. Property owners will begin receiving postcard notification of any change in assessed value on May 26th. This new value will be the basis of the property tax distribution for 2002. Taxpayers, who disagree with their assessed value have 30 days to appeal the reported value to the Kitsap County Board of Equalization, but are advised to contact the Assessor at (360) 337-7160 (or by email: assessor@co.kitsap.wa.us) to ensure that all property characteristics are accurately recorded on the Assessor’s database prior to filing a formal appeal.

All properties in the Manchester, Southworth, Olalla, Miller Bay, Kingston and Hansville areas were physically inspected during this year’s revaluation. As a result of this physical inspection and reappraisal, commercial properties were raised on average 30-40% in Kingston and Hansville and 15-25% in East Port Orchard/ Manchester. Most of these values had been unchanged for six years. An analysis of commercial sales throughout the county resulted in an increase to all commercial properties on Bainbridge Island of 10% and a 10% reduction in value for multi-family apartments in Bremerton and Port Orchard for taxes payable next year. Year 2000 sales generally indicated an increase in market value for residential properties. Average residential assessed value changes are summarized by neighborhood on the accompanying chart.
