Tax Foreclosure Public AuctionA copy of the "Terms of Sale" are available at the Treasurer's office or on this website prior to the day of the auction. Only cash and cashier's checks are accepted. Absolutely no personal checks and no business checks will be accepted. The minimum bid includes all unpaid taxes, costs, interest and delinquent assessments (but only those assessments that are normally collected by the county treasurer). The minimum bid for each parcel is announced by the auctioneer. Bids are made in increments of no less than $50. Minimum bid sheets will not be made available until the day of the auction as there are usually last minute payments. Along with the bid amount, a deed fee and recording fee must be paid. These amounts will be announced in the opening statement at the beginning of the sale. This is an oral auction. To bid, you must hold up your hand and call out the bid amount. Each parcel is sold to the highest bidder. When a bid is accepted, the successful bidder must immediately step forward and pay in full. No time is allowed for bidders to leave the sale to get funds and return, no matter how quickly this might be accomplished. Full Payment is required. If full payment is not made as required, the parcel is re-auctioned at the minimum bid.
A successful bidder who doesn't pay will not be allowed to bid on any other parcels at the
auction. The following statement applies to all treasurer's real property sales: This is a "Buyer Beware" sale. The parcels are offered on a "where is" and "as is" basis. The County makes no representation of warranty, express or implied nor any guarantee or warranty express or implied, as to the condition of title to any property nor the physical condition of any property or its fitness for any use or purpose." Kitsap County does not maintain a mailing list to notify people of each year's tax foreclosure.
